A project for the landscape infrastructure for a Business Park located close to Cape Town International Airport.
Located on the Cape Flats, characterised by the high water table, strong prevailing winds and hardy natural vegetation, this project is located within an existing business park subject to re-zoning conditions and development guidelines.
The clients brief was to sub-divide the erf into 10 000m2 parcels ideal for Call Centres, structured around the vehicular circulation route and incorporating common landscape space for visual and recreational use.
The landscape masterplan served to locate the erven, clarify the design concept and establish the environmental design principles. The layout was further based on the harsh environmental conditions (winter rainfall & long, hot, dry, windy summers) and contextual constraints of the Cape Flats Sand Fynbos vegetation type.
Being located on the Cape Flats Aquifer, the high water table allowed for the establishment of system of stormwater detention swales and informal pedestrian pathways linked to a small centrally located bio-diversity detention area.
OvP developed the environmental design structuring elements and landscape design principles including hard and soft landscaping elements. (roads, pathways, boardwalks, lighting, furniture, trees and planting).
The layout was later adjusted for more general use, to maximise the space usage for tenants needs, leading to the reduction of common space, despite the recommendations that good quality environments can also be maximised for maximum income.
